First of all, you need to decide when to sell.  It depends on the reasons you're selling of course.  The time of year is not necessarily a factor.  While many people believe that the only time to list is in the spring or summer, people buy houses all year long because people buy for different reasons.   Some people have to sell for financial reasons, some are selling to relocate, some are down-sizing or up-sizing, and some are retiring.

Yes, spring and summer provides better showings on the outside of homes because of the sunshine and the green in the yards.  However, the holidays can make homes look inviting and warm and comfortable, not to mention all the holiday baking helps a home smell great!  It helps a buyer imagine creating holiday traditions in their new home.
