We are a small marketing firm with a great and true interest in real estate. Having numerous contacts with new home builders, real estate agents and mortgage companies, we thought why not put our genuine real estate knowledge and good contacts together, add in our high degree of creativity and imagination and 5 + years of HGTV training, 5 years of real estate searching in both counties and not to mention some good ole common sense to balance things out and offer our ideas and assistance to those who could use it. What you get is our unique real estate sales concepts that are like no others. We strive to be different and we strive to be successful!

Why use us?
The USA housing market has been in a crisis for some time, and there is no end in sight. The normal or former ways of doing things simply do not work or take too long. What we can do for you can work to your advantage, and that’s to sell your home in a reasonable time period. Of course, we can’t claim it will be easy, and in fact, it will probably take a lot of work. It’s going to take curb appeal, a good and fair price, location (we can promote what is good about the local area), condition of the home, and a very appealing & satisfying interior that the homebuyer(s) can envision themselves living there. You’ve good to draw up some emotion, create some fun and excitement and availability of people who can help out from A to Z of the entire process. And that’s precisely us and what we can do! How do we work?
We will access and research the property and find the best solution to sell your house. We don’t use the Internet site most banks use to access the value. A house is its grounds, its character, its charm, and the individual’s inspiration who live there; it’s a whole lot more than just an address plugged into a computer. Your property isn’t just a number, it’s a real home.

As far as curb appeal, this could be grounds clean-up, some landscaping additions or subtractions. Things like power washing and some painting to spruce up the home and make it shine. Then when someone walks inside, a first impression is everything. A clean and appealing home is imperative. The prospective buyer must envision themselves happily living there. We can help you with all of this. For brand new homes and even existing homes, we can help stage the home with rental furnishings and even decorate effectively. Making your home stand out is what we are all about! Use our services to any degree that you need or want. Some things we may suggest won’t even cost you a penny.

Of course, you want the most for your home. And the customer wants the most “bang for his or her buck”. We can shoot for the stars, but in these times you must consider reality. We can determine a good starting point for a price. Then we can begin to market your property effectively. This includes a (free) visit consultation by us to see what’s needed to sell the home. We at this time act as consultants and will come up with a workable sales plan and a solution for you. This plan could be verbal or written, and it’s totally up to you if you agree with it or not.  Then when we are all agreeable, work can begin and our goal is to get you the most money we can and help you sell your property as quickly as possible.  

At that point in time, we will add your property to our brand new web site. Every property will have its own page! And with up to 20 photos and a full description. Open house dates will also be included. Your web page will be promoted throughout the Internet and we know how to get your web page to the search engines!

We can then begin to market it and schedule the open houses. We will work in conjunction with your real estate agent. If you don’t have one, we can recommend one for you. It should be noted that we are NOT a real estate company, and can NOT legally sell your property. However, we can man your open houses and do most of the leg work to sell your home.  Signing a sales contract must be done by a state licensed sales agent.
And it doesn’t end there. We can also help the buyer find a great mortgage, work with them right up to the home closing itself if necessary.  And…we can help with any needed landscaping, home clean-up and decorating and even adding color to the walls. That’s right; we can pretty much help in all aspects of the purchase for both the seller and buyer.

Open Houses:
Key to a sale! Currently, most agencies have open houses once a week for about 2 hours. This time frame maybe OK for local people, but for some who would consider a move to this area from the outside and would like to see some options, this doesn’t work very well. We propose making your open houses fun and exciting. This will include drawing in outside of the area potential buyers. We will advertise in publications, social media and non-traditional resources. These advertisements could be in Philly, New Jersey or even New York newspapers and many online outlets. They could also include international publications for higher end properties.

The local markets are saturated with available homes for sale. Like we said above, we will draw in potential customers from outside of the area. We will staff the open house for at least 4 hours per day. We may even have real estate group tours that could include international investors and people moving to the USA from Europe, Asia and beyond. Plus the open houses will be an event not to be forgotten! We will offer snacks, drinks and a fun like atmosphere. Plus point out the benefits and positive details of the home, and be very receptive to the potential buyer’s questions. It’s imperative that the buyer has an informative and wonderful experience at the open houses. If they leave exited and their expectations are met, your house could sell. In some cases, even the next day!

Marketing:
Newspaper ads, Internet campaigns, road signage and social media blitzes can all help sell your home.  It’s true, lots of people will come with no real intention to buy, but if we can cause some emotion and capture some interest, we can increase your chances to sell. 100 more people mean 100 more times the chance to sell your property! We can create some buzz about your home, and our enthusiasm is infectious! We can relate to all kinds of people, and we look forward to helping them and you with this process.

Mortgages:
We know this financial industry inside and out. And we know how to improve credit scores. As we have worked with numerous Banks and Mortgage Companies, we can also point the buyer in the right direction. Many people fear this aspect of buying a house, and rightfully so. But our experience in these matters is extensive and up-to-date. Our knowledge goes beyond the majority of even most real estate professionals, as we have personally been involved in working to securing mortgages for many years. Up-to-date knowledge is essential, especially these days. We even developed an EXCEL program that helps buyers figure out down payments & much more! Nobody that we know of can do all of the things we can do, for BOTH seller and buyer!
