Sept. 15, 2011 - PRLog -- Cape Coral Fl - New home building permits may be on the rise in Cape Coral Fl after a long decline, according to data provided by the City of Cape Coral Fl. Has Cape Coral, Florida seen the worst of the housing crisis? Is Cape Coral, Fl in the very early stages of a housing recovery? Are buyers returning to Cape Coral, Fl? Those are tough questions to answer at this point but there have been some positive signs in 2011.

One indicator of a recovery in housing is new single family home building permits. Going back as far as 2007, when 767 building permits were issued, permits have trended downward in August vs July. We’ve seen that change August 2011 with 28 permits issued compared to 18 in July 2011. The 28 new home building permits in August 2011 was the best August since 2007 when 50 new home permits were issued.

The year to date numbers show 2011 is also experiencing the best year for new permits since 2007. Through August 2011, Cape Coral, Fl has issued 177 permits for new single family homes. Compare this with 2008 (172), 2009 (118), and 2010 (163) and the rest of the year bears watching.

This follows the news released in May 2011 by the developers of Sandoval, a gated family community in Cape Coral, Fl that reported 44 first quarter new house sales in 2011 compared to 24 for 2010, an 83% increase. The numbers may be small but they are certainly encouraging .

New home building permits in Cape Coral Fl have crashed since peaking in 2005 at 7450. They appear to have bottomed in 2009 at 180. The long term housing forecast is still up in the air for Cape Coral Fl but the city has come a long way since the real estate market started it's steep decline in 2006. Sandoval is now actively building, Tarpon Point sales have increased and inventories have declined throughout the city. Many feel the recovery has started.
