Three pub sales for Ryden

Ryden’s licensed and leisure team has announced that it has sold three public houses in quick succession to separate private individuals across Scotland.

Sept. 12, 2011 - PRLog -- Ryden’s licensed and leisure team has announced that it has sold three public houses in quick succession to separate private individuals across Scotland.

In Falkirk, the St Laurence Bar, Main Street, Slamannan was sold by Ryden on behalf of Belhaven Pubs for continued use as a public house.  The 1,962 sq ft end terrace stone built property consists of a public house, lounge, external terrace and two-bedroom flat above and was on the market at an asking price of £145,000.  

For Scottish & Newcastle Pub Company, joint agents Ryden and Jones Lang LaSalle sold Mojo’s Bar at 50 Baron Taylors Street in Inverness. The two-storey property, on the market at £175,000 and extending to 2,105 sq ft, consists of an open plan bar and function suite.  The property is centrally situated and within easy walking distance of the High Street, Eastgate Shopping Centre and Inverness train station and will continue trading as a licensed premise.  

In Stirling, Jackie’s Bar at 2 Lower Bridge Street was sold for conversion into two residential units. The property extends to 1,000 sq ft and was on the market at an asking price of £80,000.  Ryden marketed the unit on the instructions of Henderson Loggie and received a lot of interest in the unit.

Andy Macpherson, Licensed Trade consultant at Ryden commented: “Although times are difficult for certain sectors of the licensed trade property market, these deals show that there is still an appetite out there from well-funded purchasers. In particular, those properties that previously formed part of leased and tenanted estates are seen as having good potential as traditional free trade licensed businesses. Currently, we have six other premises under offer and hope to be able to announce these soon.”
