The Difference Between Agents and Investors

There is a marked difference between real estate agents, real estate brokers, and real estate investors. Know the difference before you choose who will sell, or buy, your property.
April 25, 2011 - PRLog -- Fast House Buyers Brunswick MD: To a seller who has no experience in the real estate world, a real estate investor, a real estate broker, or a real estate agent may seem to make no difference. They all share a profession that involves buying and selling real estate. They all know the laws and other ins and outs of the business and you may know nothing about it at all.

There is actually a difference and it is a big one. Agents and brokers sell property as they represent a seller. They also represent buyers who are looking for property to buy. They charge commission that must be paid for at a sale closing. Those that are selling property may be selling a dozen or even more at the same time.

An investor is someone who also deals in the buying and selling of property, but charges no fees or commissions. An investor is the one who actually directly buys property. When he or she sells property, it is property the investor either owns or has a contract to sell for the owner to buyers.

The traditional agent might sell a property for you and the whole process can take months. Once a buyer is found it involves offers, counter offers, term negotiations, and sometimes escrow. The buyer must then come up with a lender and that’s where many property sales fall through right before they close. This means you must start all over again to find another buyer.

An investor can give you an offer on your property and intends to buy it immediately if you accept the offer. The whole process here can take as little as a week. That’s offer, to contract, to closing in a week, sometimes less, sometimes a little longer if the situation with your property is complicated with liens and encumbrances.

A traditional home sale might bring you more money, closer to the current market value. When you subtract the commission of the agent, the repairs and maintenance that the agent will suggest you do to get the house sold, and the additional time you’ll be responsible for the mortgage, there is a possibility that what the investor offers you will cause you to break even. The investor’s purchase will be faster, less hassle, and will require no repairs or remodeling on your part. They buy houses ‘as is’ every day and don’t expect you to do anything special with the property.
