April 3, 2011 - PRLog -- Peru's booming economy grew by 10.0% year-on-year (y-o-y) in November, up from 8.6% y-o-y in October - way above market expectations. The construction sector expanded by 46.9% y-o-y. These figures tie in with our bullish longer-term outlook for growth in Peru, as we expect the outperforming sectors to be construction and those tied to strong consumer demand.

Economic growth has been largely driven by domestic consumption, exports (including minerals) and construction. The 2009 Economic Stimulus Program (Programa de Estimulo Economico), costing US3.3bn, has contributed to GDP growth and has boosted the construction of infrastructure.

The presidential election takes place on April 10. Former president Alejandro Toledo of the centre-right looks increasingly likely to win. His proposed economic policy platform centres on attracting foreign investment, ensuring low inflation, robust growth and responsible fiscal policies. As such, see this as positive for Peru's longer-term growth outlook.

As with the economy, the real estate market emerged from the global downturn quickly. Although rents fell slightly in 2009 across all sub-sectors and tracked sideways in H110, rent increases in H210 were 10- 15% in Lima and 5-10% in Arequipa. In 2011, rents are expected to track marginally higher. Across the board, demand and supply are generally balanced.

There have been a number of large-scale property developments in the capital. These include Platinum Plaza (completed in 2010) and Plaza Republica (expected to be completed in 2011). These projects are adding much needed office capacity, especially high-end office space.

Generally, despite the huge amount of office space entering this sub-sector, demand and supply across the board are generally balanced.
