April 1, 2011 - PRLog -- For some time, the key question in the US real estate market has been when rents will stabilise.

Our interviews with in-country sources in July 2010 indicated that the question could finally be answered in the affirmative. Our latest interviews with our in-country sources, which were conducted in late 2010, indicate that rents in most sub-sectors have stabilised and there are 'small green shoots of growth' in some cities, in some types of properties. The most growth has been seen in Philadelphia, where all three sub-sectors - retail, industrial and office - have seen growth in the maximum rental costs.

Yields throughout 2010 have been specific to the sector and to each particular city. For example, office space in New York saw an increase in yield from 6-8% in 2009, to 7-8% in the first half of 2010 but then it dropped down to 6-7% in H210. Conversely, industrial real estate yield in Los Angeles remained at 7% through 2009 and the first half of 2010 but then rose to 8% in H210. Local sources in Los Angeles expect it to stay at 8% through 2011.

The implication is that the intervention by the US government into banking and financial behaviour means that growth is on the horizon for commercial property. What it does not imply is whether this growth will come straight away or at any speed other than slow. Given the constraints on US consumers, we assume that there will be minimal growth in rents in the retail sector throughout the forecast period. However, it is possible that office rents and industrial rents will be rising gently all the way to 2015.
