March 27, 2011 - PRLog -- Our interviews with in-country sources at the end of 2010 confirmed that the year had generally been a good one for developers and other market protagonists. The year therefore marked an improvement in fortunes after a challenging period in 2009.

A number of factors are in play. The overall economic environment is, and appears likely to remain, favourable. More importantly, demand for commercial property space is, in most of the 15 sub-sectors that we monitor, growing fast enough for new supply to be absorbed. In particular sub-sectors - such as retail property in Chennai and Bangalore - rental rates have risen sharply or are widely expected to do so in 2011 and 2012. In essence, the real estate markets of some of India's cities are benefiting from the broadly-based growth in consumerism. Over the course of 2010, some of the strongest rent increases took place in the Gurgaon and Bangalore industrial sub-sector.

However, the boom is not universal. Our in-country sources are looking for rental rates in the Mumbai retail sub-sector - which appear to have increased slightly through 2010 - to track sideways in 2011 and to fall in 2012. The over-supply of new property is having an impact. The other sub-sector where this is clearly the case is the Mumbai office market, where rental rates fell by around one-fifth over the course of 2010.

Unlike in some of the other emerging markets whose commercial real estate markets are profiled by BMI, it does not seem that changing perceptions of the overall level of risk in India are having an impact on yields or capital values. Through late 2010, net yields were broadly unchanged - except in the retail subsectors of Gurgaon and Hyderabad, where they rose quite sharply. Looking forward, we do not expect that yields will change dramatically from 2012 to the end of the forecast period.
