A significant percentage of Icon Brickell units remain unsold despite the great sales momentum

Jan. 1, 2011 - PRLog -- Although the Miami real estate market has positively reacted to the correction in prices and the strong reductions on luxury condos like at the Icon Brickell, the reality is that there are a lot of units that are still sitting on the market for sale. But the good news is that these are prime units with some of the best views and very desirable floor plans at a discounted price per sq ft. This is one of the most desirable new buildings in Miami where residents can have access to fabulous amenities not seen in any other Brickell condos.

Some bulk sales have recently been registered at the Icon Brickell and the approximate average price per sq ft now $420 that is slightly higher than the last units sold by the lenders that took over the project after it defaulted on the bank loan. The third tower at Icon Brickell is still controlled by the developer and almost 300 units have been sold for an average price per sq ft of $325 approximately.

Of course the price per sq ft varies a lot inside this monumental residential complex and many factors affect that price like location inside the complex, the view and how high the unit is. The remaining inventory available on the market from the developer is for the larger and best located units in the building. These units will probably take a little bit longer to find some buyers on this recovering Miami real estate market but they truly are the best of the best among the Brickell condos scene today. Of course other great Icon Brickell condos are now on the market for resale and are also finding buyers as well as the Icon Brickell rentals are finding new residents every day.
