The information below can help answer some of your questions about the process, basic homeowner issues to look out for, and lists of local resources.

So what exactly needs to take place from the moment you start looking for a home to the moment when you move in? At McCaffrey Realty Professionals we understand that the process can be a bit intimidating, especially to first time buyers.

The following information is about An Offer to Contract.

  1.  IMMEDIATELY
         * We will need the name, phone, fax and address of your Attorney
         * Schedule the septic inspection.  It is not essential that you be at the septic test.  You will need to pay in advance or give us a check. We will be at the test since they will need access to the house to run the water.
         * Schedule the building inspection.  It is important that you be at the building inspection with your check book. The company you choose will do the complete structural, water (potability, complete chemical screen, radon, lead), air radon.
         * Make sure that your additional 9% contract money is liquid and will be available by contract signing within 10 days.

  2. WITHIN THE FIRST WEEK
         * Complete all inspections of the house.  The issues that we will renegotiate are: safety issues, health issues, code violations, systems defect (roof, septic etc.), and issues we did not see when we previewed the home.  We do NOT negotiate age appropriate conditions, cosmetic issues, issues of taste or things that were previously disclosed.
         * Apply for your mortgage.  If your closing date is further out than 60 days wait until you are 60 days away from the closing. You will need copies of your 1% deposit check, the signed offer and a copy of the listing.

  3. WITHIN THE FIRST 10 DAYS
         * Review written building inspection reports.  Let us know of any additional concerns.  Once all inspections are in and we know of your concerns.  We will negotiate these for you and let you attorney know to add them to the contract as contingencies of sale.
         * Make sure that you sign contracts and put down your additional 9% in the form of a personal check.
           Let us know when contracts are signed so that we can send The 1% check to the attorney.
         * If you are buying a condo- review the resale documents that will be provided to you.
