Start with setting the mood with lights. Brighten up your home by switching on every light there is including lights in closets and appliances. Brighten up rooms with no windows with hidden spot lights. And switch off the TV!

Then, set the right temperature. The buyer’s mood can depend on the setting of your thermostat! If the weather outside and the temperature inside entails wearing a sweater, turn up the heating and worry about your heating bill later! If, on the other hand, it’s warm outside, than turn on the air conditioning. It is advisable to set the heating/cooling temperature a degree or two warmer or colder – this will prevent the heating or the A/C kicking in with a loud noise when the buyer is in the house. You would want the temperature inside to be comfortable thus giving the buyer reason to linger, out of the heat or the cold.

Try to make it a touchy-feely experience! Use soft, sensuous materials to drape over furniture. Use deep pile rugs and large fluffy cushions scattered around. Encourage people to touch and feel things. Make sure wooden floors are polished to gleaming smoothness and carpets vacuumed in one direction.

Leave cards with pointers. Place printed cards at strategic places to provide more detailed information which the buyer might forget or not know about. If there are any antique or valuable furniture or artifacts, attach informative cards about them. Leave thoughtful cards that show how considerate you are such as exhorting the buyer to be careful when going down the basement stairs or avoiding a steeply pitched roof.

Make them feel at home… with food! Encourage buyers to linger and look around the house more closely by enticing them with delectable food. Easy to eat food will do such as finger snacks, sandwiches, cookies, soft drinks and water, cakes and pastries. Set out paper plates and cheerful napkins. And thoughtfully placed waste paper baskets.
