South Australia's First Wind Farm land holding is being offered For Sale. Located near Cape Jervis just 1.5 hours drive south of Adelaide and comprising some 550 ha of gently undulating farm land accompanied by a $200,000 pa Lease for 25 years.

It has just been announced that Transfield Services Infrastructure Fund will sell off their Wind Farm land holding located at Starfish Hill near Cape Jervis in South Australia.

Starfish Hill Wind Farm was the first Wind Farm in South Australia and commenced operation in mid 2003. Starfish Hill Wind Farm has a capacity of  34.5 megawatts, and can generate enough energy to meet the needs of about 18,000 households. This represents two per cent of South Australia’s residential customers, and adds one per cent to the available generation capacity in South Australia.

The site is some 550 hectares or 1,360 acres of gently undulating rural land with 23 wind powered turbines. The land is currently used for general farming and grazing  for sheep and dairy cattle. The rainfall is some 20 inches near the coast rising to approx 25 inches to the eastern end of the Property.  http://www.StarfishHill.net

Graham Rogers of Commercial SA Property Group (Adelaide) said that the site is a prime opportunity to snap up a substantial land holding in this picturesque locale just off the Main South Road some 1.5 hrs drive south of Adelaide. The land is being sold with a Lease Back to Transfield for the next 25 years, with a budgeted rental income of around $AUD200,000 for the 09/10 year. With energy costs sure to escalate significantly in the next few years, this release is sure to create some significant interest.

And coupled with Kerry Stokes recent purchase of some 660 Ha along the South Coast where they expressed the opinion that "In many ways we think the Fleurieu Peninsula is undervalued as a region",  there is sure to be a high level of interest.

Even though Transfield will have a Lease to operate the Wind Farm, the Land Owner(s) will still have virtually a free reign as to how they might use the land including building a home etc (stnc).

Nine of the allotments hold a total of 23 turbines, while the other 5 allotments dip down a little behind the coastal headland, before rising up to the row of turbines at the eastern end of the site.

Allotment sizes vary from 19 ha to 106 ha, or 47 acres to 263 acres. Each turbine produces rental income of more than $8,500 pa (rental paid monthly, based on the 12 month budget to July 2010)
