3 Steps to our Rent to Own Contracts

#1) Lease Agreement

The lease is similiar to most rental agreements. The major difference would be that the tenant (buyer) is responsible for more maintenance on the house because they will be purchasing the house.

#2) Option Agreement

This is an agreement where the tenant (buyer) has the RIGHT but not the obligation to buy the property within a specified time frame at the agreed upon price. We ensure the tenant (buyer) gets options credits every month they make their payments on time.
#3) Purchase Agreement

This is a purchase agreement where the tenant (buyer) and the owner sign an agreement for the sale of the house. If the tenant (buyer) does not break the lease agreement (signed in #1) then the landlord agrees to sell the property to the tenant (buyer) for the agreed upon price within a specific time frame (defined in the Option Agreement in #2). The option credits will be fully credited (100%) to the down payment of the home when the tenant (buyer) exercises the option to buy the house.
