Lower Prices Attracting VA-eligible Buyers To New Homes In Winchester

Brookfield Homes selling new 3,000-square-foot homes from the low $300,000s. Four of last five buyers at Veranda® took advantage of builder’s VA loan package.

April 10, 2009 - PRLog -- Active duty and retired military are among the best-qualified buyers right now at two new-home neighborhoods in Winchester, thanks to price reductions on the single-family homes, historically low interest rates and incentive dollars available from the builder, the San Diego/Riverside division of Brookfield Homes.

“Four of my last five buyers at Veranda® at Morningstar Ranch have taken advantage of our VA loan package,” said Julie Harwood, sales representative. “It’s the name of the game right here right now, because we can do so much to help VA buyers.”

Ironwood at Morningstar Ranch is also seeing an increase in VA-eligible buyers.

“We are very well priced and have the added assurances of excellent customer service and included features typical of semi-custom homes,” said Ironwood sales representative Kim Foscaldo.

Federal and state tax credits are available now, providing additional reasons for active duty and retired military with VA eligibility to buy now. The California tax credit of $10,000 over three years ($3,333 per year) is available on a first-come, first-served basis. The home must close by March 1, 2010. The federal tax credit of $8,000 is for those who qualify as a first-time buyer. The home must close by Dec. 1, 2009.

Both Veranda® and Ironwood have move-in ready homes with upgrades and front and backyard landscaping included. The neighborhoods are located within the top-rated Temecula Valley Unified School District and are close to parks, shopping, restaurants, wineries and golf courses. Neighboring Temecula and Murrieta, the community is centrally located between San Diego and Los Angeles counties.

“Time is of the essence to act,” according to Lora Heramb, vice president of sales and marketing for Brookfield Homes. “There is a limited amount of money allocated for the California tax credit, so don’t miss out by waiting. In the first 30 days of the California tax credit program, over one quarter of the funds have already been committed. Visit a Brookfield Homes sales office and let one of our agents further explain the benefits of buying a new home versus a used foreclosure home. You might be very surprised that the monthly payments for a new home may be very close to that of a foreclosure.”

Heramb added that VA buyers also benefit from having no down payment requirement and builder incentive options that can be used to buy down the interest rate or to pay off debt, like a car loan or credit card debt.

With pricing from the low $300,000s, both Veranda® and Ironwood at Morningstar Ranch have homes that qualify for the VA loan program.

Veranda® offers four distinct floor plans ranging from 2,472 to 3,171 square feet and featuring up to five bedrooms and 4.5 baths. For more information, call 951-926-2880.

Brookfield’s Ironwood offers homes ranging from approximately 2,675 to 3,687 square feet and with four to five bedrooms plus bonus/retreat, 2.5 to 4.5 baths and two-plus-storage to four-car garages. For more information, call 951-325-5000.

Brookfield San Diego Builders, Inc. builds homes throughout San Diego and Riverside counties. Brookfield currently is building in the master-planned communities of Windingwalk in Chula Vista, The Estates at StoneBridge east of Scripps Ranch in San Diego, Old Creek Ranch in San Marcos and Morningstar Ranch in Winchester.  For more information about Brookfield communities and to learn about the company’s signature construction differences, visit www.brookfieldsd.com.
