WCR are nearing completion of the UK’s most energy efficient Passivhaus office building

Dover, UK, 27 March 2009, WCR Property is nearing completion of the UK’s first commercial building constructed to German Passivhaus standards at its Beechwood Business Park in Dover. The 5,000sqft office is being constructed using a combination of energy saving building techniques and new technologies.  The building offers business the highest levels of insulation and natural solar energy reuse, creating a truly green office with major savings on utility costs and a healthier working environment.

The core concept of heavyweight Passivhaus is to create a high thermal mass envelope and then wrap the building in an almost airtight super-insulated shell.  As the mass is heated by the sun the internal systems recover and reuse the heat to maintain a comfortable working environment all year round.

Building commercial properties to the Passivhaus standard is now commercially sensible as the resulting office developments provide modern user friendly, healthier buildings.  The Beechwood property has been designed with the environment in mind and to incorporate increased insulation WCR will use a grass roof covering, creating an attractive ‘living’ roof that also absorbs water and generates oxygen.

The technical breakdown
The 4 key elements to Passivhaus design –
•   Super-insulation – new highly efficient insulation products are used to significantly reduce heat transfer (bridges) through walls, floors, windows and roofs, the major energy loss areas in conventional buildings.
•   Airtight – using new air barrier systems the building is sealed therefore greatly reducing heat loss and drafts.
•   Ventilation & Heating – using mechanical heat recovery ventilation systems, which offer heat recovery of over 80 percent, fresh air is maintained throughout the building. With an airtight building air exchange is optimised and controlled providing perfect working conditions.
•   Passive Solar Design – windows are positioned to gain maximum exposure to direct sunlight to help heat the building.
•   An Automated window blinds system will protect the building from over heating and solar glare when required.
