Commercial Bridge Loan Closed

Jan. 14, 2009 - PRLog -- Commercial Finance Advisors is excited to announce the recent closing of a commercial bridge loan in Portland Oregon.  The building itself was light industrial, owner occupied with a value at just over $1,800,000.  The loan amount was $950,000.

“This was a bank deal 12 months ago, but due to the credit crisis we had to take it the commercial bridge loan route.  Despite the higher fees and rate, the borrower was glad to have something closed as he shopped for several months with no results.  In addition, he needed the capital.  The commercial bridge loan was used to consolidate his existing bank mortgage and his various unsecured lines and leases, which where strangling his businesses cash flow.  In addition, we structured the transaction so that the borrower was able to pull an additional $100,000 cash out to act as a cash reserve, for his business.  I believe this giving him some peace of mind.”  Comments Jeff Rauth President.  “It was a nice little deal for all involved.”

Commercial bridge loans are becoming more popular as banks continue to hold off from lending.  Many banks simply do not have the cash reserves to lend, and many with cash do not want to add any more risk to their balance sheet, until the economy improves.
