Sept. 6, 2008 - PRLog -- As real estate markets like Florida and California continue to correct, many professional real estate investors are turning to 2nd tier cities like Memphis, Tennessee.   Many cities, particularly in the Southeast US, like Memphis are starting to attract more investors.  Southern cities, unlike many cities previously liked by investors in the rust belt, are in fact growing.  Memphis real estate investments offer investors more stabilized property values and increasing rents.

"Many people that were once homeowners have recently gone through foreclosure and are searching for homes to rent," says Ryan Hinricher, founder of The Feol-Hinricher Companies(http://FHCompanies.com).  "Many of these folks are good people and were lured into ARM loans that are now adjusting.  They still have stable jobs.  The fundamentals of a good tenant still exist," he added.

The Feol-Hinricher Companies offers Memphis real estate investments for sale at a discount to investors looking to purchase property for long term positive cash flow.  The company has sold 119 properties in the first 180 days of the year.

"What we aren't saying is that Memphis is the best place in the world to buy rental property, if you live in a coastal market", said Robert Feol, co-founder of The Feol-Hinricher Companies.  "We feel whether you buy in Memphis, Nashville, Texas, or anywhere, the team you buy from will dictate the success you have."

In addition to selling Memphis real estate investments, The Feol-Hinricher Companies (http://FHCompanies.com) introduces real estate investors to local vendors for financing, closing services, renovation, and property management.  The company makes recommendations but the property buyer ultimately chooses from a variety of companies screened by Feol and Hinricher.

Other cities outside of Memphis are seeing similar interest.  Neighboring Nashville is seeing interest too.   Nashville's housing costs are much higher than Memphis and Nashville isn't traditionally a market for positive cash flow.  However with the recent wave of foreclosures, investors are starting to take notice.  Hinricher said, "We have Memphis real estate investors ask us about Nashville too.  The demand is high, in fact we are opening an office there too.  Who knows maybe some previously unattractive Southern cities, like Memphis, are finally getting their day in the sun."
