Housing demand to outpace new household formations Throughout the developing regions, ruralto- urban migration will stimulate demand for new housing even beyond that required simply by new household formation. Such internal population flows will test the ability of government planning agencies to respond to the need for urban housing. As a result, some of the construction needs will be met by housing of lower than average quality, often on land to which the dweller has unclear or no legal title. China to see biggest increase in value terms Measured in terms of the inflationadjusted value of residential construction, China is forecast to post the largest advances over the forecast period. Real residential construction expenditures in China will expand eight percent per year through 2011. China’s continuing population flows from rural to urban areas will help stimulate increases in new housing construction. Population growth in China over the forecast period will be substantially below the world average, and the annual growth in new housing units will be moderate. With the country’s rising personal income levels, however, purchasers of new housing units will be able to afford larger or better-constructed units than in the past, boosting the average value of the new housing units. New construction to drive 2% yearly gains in housing stock In 2006, the existing global stock of housing was in excess of 1.8 billion units, marginally higher than the number of households. China accounted for more than one-fifth of the total. More than onehalf of the world housing stock was in Latin America, Eastern Europe, the Africa/Mideast region, and developing countries in Asia other than China. Through 2011, new housing construction will help drive two percent annual increases in the housing stock. Of the existing housing, about three-fifths is designed for single-family occupancy. That form of housing is most common in rural areas and in developed countries with lower population densities, such as Canada and the United States.
