Prime beachside private villa plots are available ranging between 500 and 1,000 m² priced from just £15,300 (approx. 22,000 euros) - 20 to 30 times cheaper than prime Mediterranean beachside plots.  Capital appreciation is pitched conservatively at 60% during the coming three years.  Building costs are at just 700 pounds per square metre for covered areas and 470 pounds for porches and these prices are fixed contractually until the first quarter of 2010.  Therefore a 100m² villa with 30m² of porches including the land could cost as little as 99,400 pounds (approx. 143,000 euros).  Plots are freehold and the reservation deposit of 25% will be held in escrow until private purchase contract.  In order to give investors time to ‘flip’ their contract tax-free but to also contain construction into a finite timescale, individuals must start building between 2010 and 2011 with an average construction period of 15 months.
