MARLBOROUGH, Mass. - Nov. 3, 2015 - PRLog -- Selling a home can be an exciting yet stressful time for most homeowners.  While it is important to be aware of the steps you should take as a home seller, it's just as important to know what to avoid.  Remember to stay clear of these potential pitfalls if you are considering selling your home.

Overpricing

Of course, you want to sell your home for the highest possible price, but a high price isn't necessarily the best price.  If you make the mistake of listing your property at a price that is too high, your home could sit on the market for months.  Overpricing your home can become a costly mistake as it can lead to lower demand and a lower sale price in the end.  If you are deciding on an agent to help sell your home, be sure to have them explain how they arrived at the list price that they have suggested.

Ignoring Expectations

All homebuyers want to feel like they are getting a bang for their buck.  If you're selling your home, you don't want to build up a buyer's expectations just to disappoint them at an open house.  Instead of listing a small space as an extra bedroom, list it as a laundry room or utility space.  Keeping your buyer's expectations realistic will result in more offers and less frustration.  A good agent will highlight all of the value that your home holds while also maintaining your potential buyer's expectations.

Bad first Impressions

Since all homebuyers are using the Internet to search for homes, it is crucial to provide quality, high-resolution photos of your listing. This is the first thing that potential buyers will see, so it's important for sellers to consider lighting, furniture placement and decluttering for the best possible presentation.  Potential buyers will not be able to envision themselves in your home if they have to look past all of your extra things. Before you hire a Realtor to sell your home, make sure they are using a professional to take photos and not their cell phone!

Not Planning

You can't simply list your home and expect it to be swept off the market on the first day.  A good agent will create and implement a plan that will facilitate in the selling of your home. Your agent should know who the target market for your home is, and how to reach those potential buyers.  Good agents will use various marketing techniques to get interested buyers into your home.  Don't be afraid to ask your agent what marketing strategies they are using to help sell your home!

If you are thinking about putting your home on the market, don't forget to avoid these common mistakes!
