Satterfield & Pontikes Construction Awarded Contract to Construct Phase III of Award-Winning Community

Sarasota, Florida – May 12, 2015–
Satterfield & Pontikes Construction (S&P) has been awarded an $8.7 million contract by the Sarasota Housing Authority (SHA) and Michael’s Development Company to build phase III of the Janie’s Garden apartment complex based on the construction firm’s cost-competitive and highly qualified proposal. The 4.63-acre construction site at 2300 Central Avenue in Sarasota – previously known as the Janie Poe public housing site – held several two-story buildings and paved parking that have since been demolished. Project work for phase III will begin in June 2015 and is expected to be completed next April.

Janie’s Garden phase I was the first segment of a bold plan by the city and SHA to revive the neighborhood. Featuring market-rate apartments and townhomes and a LEED-Certified “Green” community center, Janie’s Garden was awarded with the “Best in American Living Award” for Neighborhood Design by the National Association of Home Builders. The SHA and Michael’s Development Company unveiled Janie’s Garden phase II in 2012, which includes affordable and market-rate apartments.

Phase III of the community completes the total redevelopment of the community. The project encompasses 101,000 square feet and includes 72 apartments in three separate three-story resident buildings. The multi-family project, designed by Slocum Platts Architects of Maitland, also includes construction of a one-story, 3,450-square-foot clubhouse/community building. Of the 72 units, 26 will be subsidized as public housing, while 14 will be eligible for the Section 8 housing program and 18 will have reduced rent through low-income tax credits. Fourteen will be rented at market rates.

The spacious one-, two-, three- and four-bedroom apartments will feature numerous energy-efficient and environmentally friendly features that include Energy Star appliances; water-conserving fixtures and appliances; low-E Energy Star windows; and paint, caulk, sealants and flooring materials with low or no volatile organic compounds. Water conservation is enhanced by the use of reclaimed water for the landscaping irrigation system.

The wood-framed apartments will feature stucco and fiber cement siding exterior finishes and dimensional asphalt shingle roofing. Project work will include paved roadway and parking areas, two storm water ponds, landscaped grounds, and maintenance and cart storage.
