It covers three key stages from buying a rental property in the popular Sunshine State to letting it out:

1)      Property handover –Feltrim carries out a detailed inspection of the unit to see if any repairs are needed and takes possession. If clients are transferring from another property management company, Feltrim ensures there is a smooth handover. If the property is newly built it will need to go through a number of inspections by the County before it can be handed over; such as plumbing, electrics, walls etc. Utilities accounts will also need to be set up.

2)      Getting  ready for rental – it is important to have your property looking as well as it can in order to entice a new tenant. If it is being rented short-term, it may need to be fully furnished. Don’t worry, you don’t have to fly to Florida to pick up your curtains! Feltrim Group has an extensive team to assist you in such matters and ensures the property is well maintained and cleaned. For long-term rentals, it is not as important to have the home fully furnished – although the demand for fully-furnished long-term rental has been increasing and will probably give you a better value rental income.  In some residential areas, including Windermere, Florida where only long-term rental is permitted.

3)      Renting the property – the Central Florida rental market has never been busier and there has been a steady increase of rentals and income for the last four years in a row. Feltrim has more than 30 qualified agents to get your home rented as soon as possible. The home is advertised on websites, including Feltrim’s Century21 site, advertised and promoted on flyers and through personal networking.  Long-term rentals are typically for one-year,  with a minimum of nine months. Short-term options vary between resorts. Some will offer a leaseback contract, which may cost more, but the income is guaranteed, says Lisa Rodriguez. If you are in a resort, you may be in a leaseback program, and have the chance to use the property yourself for a certain amount of days per year.

Many overseas owners buy property in Florida with the aim of renting it out and rely on a management company to handle the process.
