Sneaky Tactics for Selling Your Home

The good news is that it's almost spring, and springtime is the busiest time of the year for home sales. But you might be asking yourself what else you can do to boost your chance of a quick sale.

Here are some "sneaky" but useful strategies for increasing the odds that your home will sell quickly:

1)Leverage social media. Almost everything has changed with the advent of social media, and selling your home is no different. Tweet your listing. Create a web page showcasing your home. Put together a Facebook page with the best attributes of your house displayed. Be sure to include lots of photos. And send out the link to all of your friends. These days, word gets out fastest via social media.

2)Involve your neighbors. If you have good relationships with your neighbors, they're probably sad to see you leave the neighborhood. How can you help ease their loss? Help them find great new neighbors. Make flyers about your home that they can hand out to people they would love to have move in. You can even sweeten the pot; offer a generous gift certificate to a local restaurant or just plain, hard cash to anyone who connects you with your buyer.

3)Make your house a home. When buyers are stopping over, make sure your house plays like a home. The smell of freshly-baked cookies is irresistible. If you're not a baker, buy a tub of cookie dough and throw a batch in the oven 15 minutes before show time. Leave them on the counter while the scent permeates the house.

4)List your love. Why do you love your house? Can you count the reasons? (Even sappy reasons count.) List them. Write them down. Leave that list on the kitchen counter to prospective buyers so that they know that your house is something more than a house – it's a home.

5)Stage smart (for kids). You might be moving out of your kid-friendly neighborhood; maybe you're an empty-nester or your kids have just grown up. So what? You can still make your home kid-friendly by borrowing a couple of children's bikes to leave against the garage or putting out some coloring books and crayons for buyers' kids to use. You might be surprised by how much kids' input counts when it comes to buying a house.

Selling a house isn't easy, but with your real estate agent's help, you can make some smart marketing choices. If your partner with an agent who know the business – and your type of home – you're sure to find the right buyer.
