  Foreclosures in Lakewood Ranch, Florida continued to fall in 2014, following a trend in the Southwest Florida region, though foreclosure rates in the area are still among the highest in the nation.The Sarasota/Manatee area had a foreclosure rate of 3.08 percent with regard to outstanding mortgages, almost half of the 6.08 percent recorded in 2013. The rate of foreclosures in Florida statewide has also dropped to 3.72 percent from last year's high of 6.89 percent.

Florida has the dubious honor of coming out near the top of the national foreclosure statistics for the last few years. Nationally, the foreclosure rate has reflected a steady decline, dropping to 1.47 percent from 2.16 percent at the end of 2013. The mortgage delinquency rate, which measures possible foreclosures or mortgages that are at least 90 days late, has also continued to drop. In our local region the number of troubled mortgages was 6.07 percent, down from the high of 9.69 percent in the previous year.

In Lakewood Ranch specifically, the same has been reflected in our real estate market. In 2014, there were 134 distressed sales, a combination of foreclosures or bank owned properties and short sales. A short sale occurs when the proceeds from the sale of the home are not enough to cover the balance of debt owed by the seller and the seller does not have enough money to pay the difference. The lien holder(the bank or lender) then agrees to accept less than the amount owed by the seller. Of the total 134 distressed sales, 46 were short sales and 88 were foreclosures. Currently Lakewood Ranch has 26 active distressed listings, 8 short sales and 18 foreclosures.
