Ground Water Sampling Identifies Previously Leaking Oil Tanks Prior To Puchase !

Many home buyers believe a " Oil Tank Sweep" and "Home Inspection " are the only pre purchase inspections needed to complete the transaction without worry.

ALLENWOOD, N.J. - Nov. 5, 2014 - PRLog -- Many home buyers have been told by their real estate agents that a Home Inspecton is all that is needed to completed before closing. However this puts the buyer a great risk for environmental problems from historical leaking heatng oil tanks that were removed improperly or without a muncipal permit. Heating oil tanks could be removed up untill 2007 by non qualified individual. A oil tank sweep does not identify previous removed tanks that may have contaminated the proeprty with heating oil. In some case heating oil tanks can missed if they were filled in place with sand and Ground Penetrating Radar was not used for the oil tank sweep. Environmental Systems recomends ground water sampling, which is the ground water that is located beneath the property. Ground Water should not confused with onsite potable wells that acquire there water supply in aquafers below the inital firt ground water level. It is not usual that a buyer finds out that heaating oil contaminated ground water may be located on the property.

THis usually happens in to ways, the basement sump fills up with heating oil contaminated water or  the neighbor next door and informs you he smells heating oil in his basement. Both scenarios are expensive and cleanup of this problem can easily exceed $ 30000. Environmental Systems recomends at least 2 ground samples on typical 50' by 100' foot property and more samples on large properties. This not rare occurance in New Jersey and New Jersey Department of Environmental Protection has established specific guidelines to hange Vapor Instrusion Problems caused by Leaking heating oil and Gasoline tanks. Environmental systems is a full service environmental company providing soil and ground water testing, Oil Tank Sweeps using Ground Penetrating Radar, OIl/gas tank removal services.
