GRENDON, U.K. - Oct. 22, 2014 - PRLog -- Facing an urgent need to extend their service bay at their Guide Bridge, Greater Manchester workshop, rail infrastructure maintenance contractor, SB Rail turned to instant building specialist Smart Space. The company responded, designing, building and handing over a new workshop in less than four months, despite working through the darkest, coldest months of winter.

Based on a light yet strong construction system, the Smart Space permanent building system requires less complex foundations enabling site work to proceed rapidly. The new workshop is comparable to a conventional new-build, though construction costs were less than half.

A joint venture, combining the European technical expertise of Swietelsky with Babcock’s engineering and construction experience, SB Rail specialises in track maintenance, operating a number of highly specialised vehicles for track, ballast and overhead power line maintenance. Having vehicles larger than could be housed in their existing building, a new workshop was urgently needed to extend facilities.

Permanent buildings from Smart Space have a structural frame fabricated from light-weight cold-rolled galvanised steel sections rather than hot rolled steel girders and joists. These buildings have a much lower ground loading than conventional buildings and so usually require less complex and foundations, giving rise to further significant time and cost savings. This makes them particularly suited to brown field sites where previous construction, infill or mining may require deeper foundations for conventional buildings. The advice of a qualified structural engineer is always needed for the design of ground works.

The Smart Space system is flexible and adaptable. Buildings can be clad in any standard sheeting material, giving the occupier or developer a choice of colour, profile, window and door style. Corporate colours may be specified for cladding and this may be matched to cladding on existing buildings where a unified branding is desired. Buildings conform fully to the thermal performance standards set out in part L of the current Building Regulations. Building services such as heating lighting power and plumbing can be installed to meet the user’s individual needs.

There are many potential applications for Smart Space permanent buildings. These include factories, warehouses, garages, changing and mess rooms and even in leisure applications such as sports halls. As managing director, Antony Hunt explained, “The will adapt to many applications, we have even upgraded the system to provide eco-classrooms for a school, increasing insulation levels in the walls roof and floor and using underfloor heating powered by an air source heat pump to meet carbon emission targets. A similar approach could easily be applied to provide offices or retail space.”

Minimising the embedded energy in new buildings is an issue for many construction products. Permanent buildings from Smart Space can make a significant contribution to lowering embedded energy because they use less steel and concrete than conventional buildings. Given their high levels of insulation they also have a low life-time environmental impact.

Speaking for SB Rail, plant manager Neil Smith noted, “The contract from start to finish was carried out in an efficient professional manor from the surveying staff right through to the fitters and commissioning engineers. Having been in the building over a year now, we have no regrets in going for the Smart Space permanent building and indeed have been happy to allow others to see what they have done for us.”
