Presenting your property for sale in Nottinghamshire as the seasons change

Nottinghamshire and Northampton estate agents will concur that September generally sees a spike in properties coming on to the market, as movers look to sell and complete on a property before Christmas.

Tidy gardens and outside spaces - September is a great month to get your garden in shape before the wetter, windier weather sets in. It's a good idea to remove fading summer flowers and tidy up any plants that have grown 'leggy' or out of shape over the summer. Pay particular attention to any front gardens, as an exterior photograph will normally form the heart of property marketing. Invest in a couple of pots for placement outside the front door, filled with evergreen shrubs and winter-flowering plants. Clear fallen leaves from laws, patios and gutters on a regular basis.

Prepare for dark afternoons and evening viewings - if you have exterior lighting at the rear of the property, make sure it's in good working order for viewings that may take place after dark - potential purchasers will still want to see the garden. A light at the front of the property makes a welcoming statement and also provides a safe passage to your front door. Inside your property, switch on table lamps and overhead lights in rooms that are lacking in natural light, and always on overcast days.

Test your central heating - a cold snap can take even the most prepared property seller by surprise, so test your central heating now and book a service, if necessary. Potential buyers will note that fact that you have a warm house with a working central heating system. If you have a feature fire or woodburner, make sure it's lit on the coldest days to create an inviting atmosphere.

Conduct essential maintenance - Britain is no stranger to inclement weather so carry out essential maintenance and repairs before heavy rains and high winds strike. Use this month to clear and mend guttering, fix broken or rotted fence panels and attend to any loose roof tiles.
