LAS VEGAS - Sept. 30, 2014 - PRLog -- The Nevada Housing Division has launched its new “Home is Possible” down payment assistance program. Berkshire Hathaway HomeServices Nevada Properties and its Nancy Storey Team are working to help Southern Nevada homebuyers apply for up to $16,000 in assistance for down payment and closing costs.

“I have worked with various down payment assistance programs for more than five years, helping people achieve their goals of home ownership with thousands in down payment and closing cost assistance,” said Storey. Storey’s team is one of the most productive in the Berkshire Hathaway HomeServices Nevada Properties franchise, and has worked in Nevada real estate for nearly 35 years.

“This is one of the best programs we have seen in Nevada, because the income limit is higher, requirements are minimal and the program is open to all of Clark County,” said Storey. “You can buy a home anywhere in Clark County to qualify for the program and up to $16,000 in grant money is available per home.”

Benefits of the program, which applies to all loans closing after September 22, homebuyers can apply for a 30-year fixed rate loan that includes assistance payment up to 4 percent of the loan amount for down payment and closing costs.

The program’s highlights include:

·          No requirement to be a first-time  homebuyer

·          All buyers must complete an approved online homebuyer education course

·          4 percent grant to be used toward down payment and/or closing costs – no re-payment required

·          Up to $95,500 qualifying income allowed

·          640 FICO (credit score) for FHA & VA and 680 FICO (credit score) required for conventional loans

·          Up to $400,000 loan amount (no minimum)

·          Buyers must occupy the home within 60 days of closing

“In many cases, this assistance could be the difference between renting and investing in yourself by becoming a homeowner,” said Storey. “It can also give growing families assistance to expand their living spaces. We have helped many families apply for Nevada’s down payment assistance programs and are very well versed in the process.”
