Property for sale in Hertfordshire not selling? Cue a cosmetic overhaul

There is no shortage of property for sale in Hertfordshire but while some houses go under offer in a matter of hours, others sit languishing on the market for some time. Why?

Sept. 30, 2014 - PRLog -- Hertfordshire estate agents (http://www.winkworth.co.uk/regions/east) point to a number of factors that can inhabit the sale of a property - including an over-inflated asking price; poorly presented marketing materials and an imbalance between the number of buyers in the county and the number of houses for sale in Hertfordshire.

However, once these matters have been addressed, property for sale in Hertfordshire, in some instances, remains stubbornly on the market. Some property experts believe it can be a matter of cosmetics that deter offers so here's some advice for anyone thinking of selling their property or for those who have unsuccessfully been on the market for some time.

Present bedrooms as bedrooms

Almost every buyer will be motivated by the number of bedrooms a property for sale in Hertfordshire has. Even if the particulars describe the property as having three bedrooms, this number can lose pertinence during viewings if the presentation is not right. If you have a spare bedroom, or even two, make sure there is a bed present - dressed with plain but clean bed linen. In the same token, if it's a double bedroom, make sure a double bed is in place to illustrate the amount of space.

Neutralise your decor

Sellers may love their purple living room or leopard-print duvet cover but the state of decoration and accessories shouldn't detract from the property itself.  While it may be upsetting to whitewash more vibrant aspects of a property's decor, it will make a room feel more spacious and appeal to a broader spectrum of buyers. It's also advisable to tone down or remove patterned aspects of an interior. Swap anything overtly chintzy for plain examples, and use throws and rugs to cover larger areas of bold patterns.

Declutter - less is more

A degree of personal effects left out is perfectly fine but when they overwhelm a property it can be hard for a buyer to see through the ornaments, piles of paper and books to realise the true potential of a property. The advice from estate agents in Hertfordshire is to start the packing process early and remove all but necessary items from shelves, sideboards, mantle pieces and work surfaces. Transfer them to a sturdy box and safely store them in a loft or garage for moving day.

Prop the property

Also known as 'staging' in the new homes industry, propping a home is about stepping outside of the comfort zone to present a property in the most aesthetically appealing way, not necessarily in keeping with the inhabitant's lifestyle. This may mean moving the sofas so they have a fireplace as a focal point, and not the TV: removing bulky items of furniture to storage to give more space and investing in a cheap table should a dining room not have one. Key is keeping the intended buyer always in mind - be it a family, young couple or downsizing retiree.
