PRLog -- Many home buyers believe that all that is necessary to complete a home purchase is a oil tank sweep and a home inspection. Many oil tank sweeps are completed using inferior tank wand metal detectors that only have a range of 1-2 feet below the surface, It is not on common for oil tanks to be missed. Oil sweeps should be completed with Ground Penetrating Radar (GPR)that can find tanks through concrete and at depths below 15-18 feet. Ground penetrating radar can identify buried construction debris tha tmay contain Asbestos or identify sink holes that could colapse causing injury or death. Also if a tank was removed 10 years ago and no documentation or past permits exist soil contamination may still exist. Contaminated soil and ground water can cause sick building syndrome and make its occupent sick with constant flu like symptoms, The only way to identify petroelum contamination from a past tank is to complete soil borings and laboratory anlaysis of soils and ground water. Its not uncommon in New Jersey that a home buyer recieves a knock on the door months after closing from the local health department that informs you the neighbor next store has heating oil in his sump pump. The buyer could be required to clean-up both properties and may not have coverage under the home owners insurance policy. Also the new home may be located in the neighborhood of a dry cleaners or a gas station. Contaimation can travel miles in the ground water, Many homes have irrigation wells that are not tested and could be contaminating the top soil witth chemicals that can harm children. All irrigation wells should be tested along with the main home well if one exists.Environmental Systems recomends a environmental investigation of soil, ground water and air media to determine if the new home is a healthy home.
