Engineered Fire Protection Sells One Building, Buys Another

ST. LOUIS - Sept. 19, 2014 - PRLog -- In Aug. of 2014, Hilliker Corporation agents Hal Ball and Jeff Altvater consulted with IPX Coleman, LLC, the owner of Engineered Fire Protection, in their sale of its 1615 S. Kingshighway building for $2.6 million to Quik Trip.  Following the IRS 1031 exchange guidelines, the Hilliker agents then assisted IPX Coleman, LLC in purchasing a trade property at 240 Sovereign Ct. in Ballwin, Mo. for $1.6 million.  CBRE agent Allen Klippel represented the seller, B.R.I Properties.

This is the second transaction between Hilliker Corporation and the client, Engineered Fire Protection, which worked with Ball in 1992 on the purchase of their Kingshighway property.  Their 30-year-old property at 240 Sovereign Ct. is 29,000-square-feet and sits on 3.5 acres of land.  Prior to moving their headquarters to the new location by Nov. 14, 2014, Engineered Fire Protection will make office renovations totaling approximately $300,000.

Engineered Fire Protection is a premier fire protection contractor in Missouri healthcare construction, as well as one of the largest locally owned sprinkler contractors in the state.  Company president Dennis Coleman said the business has 53 employees with plans to expand to 60 in the next few months.  Engineered Fire Protection also has offices located at 728 Heisinger Rd. in Jefferson City, Mo.  St. Louis Fabrication & Supply, Inc. is a sister company that supplies materials such as pipe, fittings, sprinklers and hanger materials to St. Louis area fire sprinkler contractors.  This company will be moving to a leased location yet to be determined.
