Terracina Apartments to Qualify for LEED Gold Certification

AMCAL’s new Southern Los Angeles County community has high-efficiency appliances and low-irrigation landscape

AGOURA HILLS, Calif. - July 23, 2014 - PRLog -- AGOURA HILLS, CALIF. - AMCAL Multi-Housing, one of California’s leading builders of workforce and affordable housing, announces the planned LEED Gold certification for the new apartment community, Terracina in South Los Angeles County. Terracina is AMCAL’s fourth LEED Gold development since 2011, along with four Platinum and two Silver apartments qualifications.

To achieve LEED Gold, AMCAL created a community with a range of unique green features:
- 27% reduction in energy use
- 70% of construction waste was diverted from landfills
- Water-efficient flow fixtures to reduce indoor indoor water use
- ENERGY STAR appliances installed to reduce energy loads
- Storm water runoff managed by increasing vegetative landscaping, directing
impermeable surfaces towards infiltration feature and installing permeable paving
- High-efficiency irrigation system
- Low-emitting paints and flooring for improved indoor air quality

“By achieving LEED Gold we are creating a community with a significantly lower
2 environmental impact on the neighborhood.” said Percival Vaz, chief executive officer of AMCAL. In addition, residents will have many years of lower utility bills.”

Terracina is expected to celebrate its grand opening in August, with 72 affordable apartments for families and transitional age youth.  In addition to combating the critical need to house vulnerable, low-income families with children, Terracina will designate 15 units to Transitional Age Youth (TAY), and will provide community support and wrap-around services for emancipated foster children that may otherwise end up homeless. Stable and supportive housing allows TAY residents to finish their education or secure long-term, gainful employment.

Additional case management and social services are provided by Didi Hirsch Mental Health.

“Beyond providing a place to live for these residents, it is our pleasure to also contribute a full range of complimentary training and educational programs through our partnership with LifeSTEPS,” said Vaz. “Additionally, with the help of University of California Cooperative Extension (Los Angeles County) a community garden will open offering educational programs.”

The one-, two-, and three-bedroom apartment units offer contemporary living for residents, offering modern kitchens and bathrooms, patios overlooking the large landscaped park and resident parking and storage space. Appliances will be energy efficient models to further reduce costs for residents and the surrounding area of the complex will include large walkways with barbecue areas, a tot lot for children, and seating areas for parents and residents.

Terracina Apartments will also include a 1,800 square foot community room with a large space for educational and social services programs along with a kitchenette. The convenient location of the complex will provide resident access to local high schools, public transportation, full-service grocery, pharmacy, medical clinic and retail outlets, which are all located within walking
distance.

The development is funded by an allocation of $15.5 million in 9% in Low-Income Housing Tax Credits that was awarded in 2012. The County of Los Angeles Economic and Housing Development Division will fund $5.7 million through its HOME funds program.
