PRLog - June 15, 2014 - CHESTERFIELD TWP, Mich. -- A recent Home Seller called to list their home. They told me they researched the value of their home on Zillow and wanted to sell it for that price. They also used a couple of other various popular sites for reference. I had printed and brought with me the listing sheets of the most similar listings that have sold within the last 3 months and what was currently Listed For Sale.
I toured the home and sat down to go over their value compared to what the current market value would be based on genuine comps, sales and listings. In most cases Home Owners want to over price their home, however in this case, they were $40,000 lower than what current market value actually was.
The Seller was not in foreclosure, this was not going to be a short sale, the seller is not sick, there is no divorce and the conclusion is this is not a distressed sale. Therefore there is no reason for them to sell the home that low.
The seller was beyond happy that the current market value was so much more. Had they sold the home themselves or listed with another agent who met with them before I did, they would have LOST $40,000.
They will be getting the home ready to sell and it will be on the market soon. It is a very desirable neighborhood with great schools. I share this story as a lesson that your choice in Listing Agents does matter. Just because you see something online does not mean it is true.

3. HOME SELLERS SHOULD START BY: Getting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be.
IN SUMMARY the key to having a successfull sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.
