Those numbers may strike some buyers as uncomfortably high, but McChesney recommends looking at the future resale value of the home, not just the here-and-now price tag. “Homeowners and people in the market to buy a home should reassess the market, as well as the quality and actual value of their home, since the economy has recovered," he explains.

McChesney noticed that many buyers were hesitant to tackle the housing market after the industry-wide recession of ’08 and ’09. But based on his experience, he suggests the time is right for interested sellers and buyers to take the plunge.

He also provides a few key points to keep in mind when looking to buy or sell.

“[Great buys] typically include a good-size master bedroom with a private bathroom, as well as two additional bedrooms,” he says. “But pay attention to the actual number of bedrooms in a home. In order for a room to be considered a bedroom it must have a closet and windows.”

“Any home with a pool, hot tub, or water in the landscaping will sell very well in the Florida area,” says McChesney. “High-quality kitchens with granite countertops and high-quality tiling also sell very well.” For sellers who don’t have these features, McChesney recommends spending the money to make their property more appealing to buyer -- without breaking the bank, of course.

“The homeowner,” he says, “should still be mindful of the return-on-investment rate, and if they’ll make a profit on it." Some of the most important qualities McChesney recommends in a real estate agent are honesty, experience, and a realistic attitude when it comes to the process. He strongly advises spending the time to find an agent with an upfront, transparent process. “This will allow someone to buy or sell a home in a reasonable amount of time for a decent profit,” he says.
