In some cases, this happens because some sellers behave like a lot of amateur golfers. Many amateur golfers have been taught NOT to blame themselves for making bad shots. If a bad shot is made, then there is always an excuse other than the golfer. “The wind came up causing the ball to slice, or the clubs are outdated and should be replaced with new ones.” Approximately 20 percent of home sellers are like these golfers. They often picture their home to be worth more than it really is. When the market communicates this via few showings, and no offers, these sellers sometimes react by making some changes to their homes. Some, for example may put in granite counter tops. Others may add an office. But lower the price? Nope. And when brokers tell them that the price is too high, they refuse to listen. But, it’s still the broker’s fault when the home doesn’t sell. It’s never the homeowner’s fault. What happens in most of these cases? The first broker who gets the listing doesn’t sell the home, and is fired. The second broker gets the listing, and is allowed to market the home at a lower price, but still higher than the fair market value of the home, and he/she eventually gets fired. The third broker, however, is often the one who gets the sale. The reason? The seller has decided to sell the home at the market value, and it then sells. This is usually 1-2 years after the initial brokers were fired, but these sellers knew best I guess. Want to sell your home?
