ROODEPOORT, LITTLE FALLS, South Africa - April 12, 2014 - PRLog -- As Johannesburg continues to expand, becoming busier almost by the week, residents are facing increased stress. While many find the bustling urban lifestyle appealing, family buyers tend to opt for quieter neighbourhoods.

This is according to RE/MAX Beyond 2000, Broker/Owner, Glen Quirk, who says the search for a secure, more tranquil lifestyle that offers a real escape from the city’s hustle and bustle is further compounded by rising petrol and transport costs and the time taken up by travelling.

He notes that while people are often happy to commute to work, they do not want to commute for schools, shopping and other conveniences. “We are consequently likely to see a greater migration towards integrated lifestyle suburbs and neighbourhoods that offer top-class security and an almost village-like environment, particularly those with conveniences such as top schools, shopping centres and medical care facilities. It is these suburbs that are also likely to deliver strong property value growth for home investors,” says Quirk.

He notes that a suburb such as Little Falls, a real gem on the western fringes of the city, for example, has seen strong capital growth for those who invested wisely. “Homeowners in the area that bought or built a home ten years ago would have paid about R700 000 for an upmarket home. Today, buyers can expect to pay upwards of R2 million for the same home,” Quirk explains.

RE/MAX Beyond 2000 agent, Morne Prinsloo, says homebuyers can still find significantly more value in the area compared to older suburbs in the city. “Homebuyers are also unlikely to find a comparable country lifestyle with the same conveniences on their doorstep. Here residents can still walk around the neighbourhood in the evening and children can play and ride their bicycles without security concerns,” says Prinsloo.

Adrian Goslett, CEO of RE/MAX of Southern Africa, says that location is highly important when looking to purchase a home that will provide an excellent return on investment over the long term. He notes that homes within areas that provide secure lifestyle offerings are normally a good place to start.

Little Falls is located at the foot of the Little Falls Mountain that is home to the endangered Black Eagle. It is secure as there are only two entrances into the suburb, which is home to a greenbelt area that is currently in the process being upgraded. The residents’ association has also been converted into a Section 21 company and is set to further improve security and other community matters.

It is a modern suburb, only about twenty years old with trendy homes, many of which have been renovated and upgraded. Prinsloo says that most of the residents have owned their homes for a long time and there have been few distressed sales in the area. “It is a ‘solid’ neighbourhood and those in the know treasure the lifestyle on offer,” he says. “The infrastructure in the suburb has grown massively over the past three years and integrated into the neighbourhood are two shopping centres with big anchor tenants like Spar and Pick ‘n Pay. The Checkers store is also undergoing a revamp.”

He notes that an added attraction is a new Trinity House private school, something that has already garnered significant interest from family buyers looking for a secure and convenient residential area. The big Clearwater shopping precinct, a Makro store and Value Centre, Virgin Active Gym, as well as medical and legal services are also just down the road. The Ruimsig and Eagle Canyon Golf courses are also within proximity.

“Another draw card is that living in the area also does not necessarily mean long commutes for those who work around the city,” says Prinsloo. “Its location just off Hendrik Potgieter Drive provides quick access to the concrete highway, but the Krugersdorp highway is probably the best bet for accessibility to Randburg, Sandton, Midrand and even Pretoria.”

According to Prinsloo, property buyers will find something to suit every need and budget, from townhouses and clusters to estate homes. He notes that townhouses start at around R620 000 for a two-bedroom unit, while a spacious, modern, four-bedroom family home featuring a Jacuzzi and swimming pool would sell for upwards of R2.4 million.

Prinsloo says buyers with a budget of around mid-R3 million, would typically be able to purchase a modern home located on the top of the hill next to Eagle View, with stunning views of the surrounding countryside. These properties are generally ultra-spacious, five-bedroom homes set on large stands of 2 500m2 with a landscaped garden and swimming pool. Many of these homes also feature echo filters and boreholes to serve the koi ponds and swimming pool, spacious living rooms, a designer kitchen, indoor and outdoor entertainment areas, staff accommodation, a double garage and additional visitors’ parking.
