ATLANTA - April 9, 2014 - PRLog -- It's difficult to believe, but some things worth having are still free. When faced with one of the largest investments you'll make in your lifetime, your home, many buyers are still choosing to go it alone, despite the “no charge service” Buyer’s Agents provide.  The seller, more often than not, has an agent representing THEIR interests, so why not have someone on your side through the whole process?

What are the biggest benefits of using a Buyer's Agent?
1) One word, wingman. Sure, we've all learned "Never go in against a Sicilian when death is on the line!" but how many of you would take on a $100.000 lawsuit without an attorney, or want to face a Russian Mig 29 without Maverick on your wingtip? Now consider a quarter of a million dollar purchase, and you're going to trust the latest episode of House Hunters on TLC to make you informed enough to sign away 30 years’ worth of debt? Hire a wingman, and best of all, let the opposing party pay for him or her! Now if we can get tort reform to include a “Loser Pays” clause.

2) The inside scoop. Look, these people are immersed in real estate listings, coming and going. This means they know what prices are really doing, and they know where the hot deals, good schools, and bad traffic are hiding. You may have picked up that cedar contemporary off of Craigslist for next to nothing, but if you were shopping for the right 4-bedroom, man cave in the basement, detached garage, near the best mall in Georgia, move-in ready home, chances are you came as close as you did when you bought that "just as good as a Honda" knock off scooter that wouldn't crank after 160 miles.

3) Paperwork. There's a lot. You didn't like all that writing and fact checking in 8th grade Social Studies either. There's no need to accept "good enough" records and contract initialing in a purchase that exceeds the economy of several island nations. Let the agent do the work like your dad's science project you turned in back in the 6th grade. Only this time you're going to exceed a B+.

4) Negotiation! Emotional negotiation is what's turned many a prom night into marriage, bought cruise vacations for car dealers, and netted home sellers $20k above true market value. Don't let your NEED for an included Jacuzzi tub turn into a negative equity purchase!

5) Avoid problems at closing. Closing problems happen more often than they should, and primarily due to uncrossed “T”s or unchecked boxes. Some long lost cousin never signed the probate on the estate you’ve just bought (without a termite letter to warn you the bay window overlooking the meadow will soon sag like Gary Busey’s forehead), so now you have no title to go to closing with, and oh yeah… you DO have to have a flood certificate after all, and no one mentioned the previous owner never cleared the room addition with the county… ugh. Maybe you could close in a year or so, depending on the weather for the repairs, what kind of mood the county inspector is in, and how soon the lost cousin is returning from digging a well in Madagascar.
