Hidden Gems In Real Estate | Bergen County Home Buying Special Edition

HILLSDALE, N.J. - March 27, 2014 - PRLog -- Hillsdale, NJ: We all know the standard online search criteria for a home buyer: bedrooms, bathrooms, square footage, etc. But what about those features and attributes of a home that are a little bit harder to place a value on?

The “Hidden Gems” infographic by ActiveRain was created from a survey of over 1,500 real estate agents, home stagers, inspectors, and lenders. Nationwide, the attributes that provide the best long term value to a home buyer included an amazing view, neighborhood quality, great schools, and a new roof.  Surprisingly, a house with a corner lot is not viewed as a “hidden gem” by 88% of the agents in the survey!

Here in Bergen County, things stack up a little differently than what you see in that infographic.

Jason Feinman, a local REALTOR® with Coldwell Banker Residential Brokerage who was part of a select group chosen for this survey, believes that of the hidden gems home buyers should be looking for in Bergen County are "great schools" and a "large yard'.

“More and more people are moving to Bergen County for the schools. There is a big difference when it comes to schools in urban areas like NYC and even rural areas like Northeast Pennsylvania, versus the suburbs of Bergen County, and families with school age children know the importance of a quality education", says Feinman. "My buyers don't have to worry, as most of the schools, especially in the Pascack Valley and Northern Valley, are very highly rated." Jason also talks about an item that used to be a hot button feature for buyers but has cooled off.  "While granite countertops were all the rage once, there are many other alternatives to granite that can update a kitchen and many buyers see the value in material such as Corian, which costs less, requires less maintanence and has more practicality.
