Building a New Home? Make Sure Your Windows Meet the NYS RC

BUFFALO, N.Y. - March 24, 2014 - PRLog -- Despite reports that housing starts were flat in February (http://www.marketwatch.com/story/housing-starts-dip-in-february-permits-up-77-2014-03-18?link=MW_latest_news), millions of Americans plan to begin a new chapter of their lives this year by building a new home. According to recent estimates, housing permits are up 7.7% for single family homes overall -- that translates to just over one-million more new homes this year.

If you’re one of the many planning to make a new start in 2014, you’re likely well aware of all the challenges that come with building a house. You have to manage the builders, contact waste management professionals, and all the rest. It’s a real headache.

One of the biggest considerations these days is energy efficiency, and for that, you have to consider your windows. Choosing the right energy efficient windows can help you save 25% of your heating each year, heating that would otherwise escape. Of course, you need to consider a lot more when looking for new windows for your freshly built home; you have to make sure you stick to the New York State residential code for window installation.

What Does the NYS RC Have to Say About Your New Windows?

In hopes of helping you avoid a fire hazard and maintaining healthy circulation in your home, the New York State residential code (http://www.dos.ny.gov/DCEA/pdf/9E%20WB%20combined.pdf) mandates a certain percentage of your home be illuminated by natural light flowing through your windows.

In particular, you’ll need to make sure that you’ve installed enough windows, commonly referred to as “glazing” in residential codes, to make up 8% of the total floor area. For example, if your living room is 100 square feet, windows must make up 8 square footage of that room. Similarly, opening windows must make up 4% of the total area in a space in order to provide adequate ventilation. You can read more on these standards in subsection 303 of the NYS RC.

Following your area’s residential code is important to your health, but it’s also essential to being able to legally live in your house. Violating residential codes can lead to costly tickets, voiding of building permits, and even eviction from your home. So long as you pay attention to the codes in your area (http://www.cityofrochester.gov/article.aspx?id=8589936012), you can build your new home successfully and begin to enjoy your life with a fresh start.
