A single family home approximately 55 years old had extensive renovations performed in 2009. This home was purchased by the current owner one and a half years ago. Below is a partial list of the issues/defects which were not brought up to the current owner during their inspection or listed in their inspection report. Extensive sagging of concrete floors indicating possible structural problems. Masonry chimney/fireplace damper was inoperative, firebox is deteriorated, cracks are present in chimney structure, visable sections of liner show extensive cracking and smoke chamber is deteriorated with open gaps in masonry. Termite damage is present in the ceiling joist. Sub-panel was improperly wired. Water heater was installed and is operating in an unsafe manner and had to be shut down. The number and type of electrical outlets, in the renovated kitchen, do not conform to current electrical standards. Insulation in the attic has been installed in an unsafe manner and does not conform to manufacturers installation instructions. Windows and trim have been installed in a non-professional manner and has resulted in moisture damage. The seller of this home will now have to spend thousands of dollars for repairs which could have been made prior to their purchase of the home. The current buyer decided not to purchase this home.
