You can see the passion he has as he explains how to become a "travel planner", not just an owner/manager who is interested in just making a booking. In my conversation with Jay about the video he said that travelers have a sixth sense and they can tell when you are just in it for the money, in this case the booking. When you remove the money from your mind your clients won't see money as the motive and thus making it easier to go ahead and rent from you, at least that is what Jay teaches.
So, the big tip here is to forget about the booking! If you forget it, it will find you. The reward or the "booking" comes later after you've helped your travelers plan the perfect trip and that is only possible, if you drop the typical owner mentality and become a travel planner.
Jay further breaks down what a vacation rental owner can do to become more like a travel agent. The first tip is to help travelers but you'll first need to understand what they want and why they want what they want.
In order to understand your traveler and what is important to "Tod" from Ohio with 2 kids a newborn and a beautiful wife who is up to her gills in responsibilities, you'll have to engage them. Think of them as a "real" person not just another traveler passing through. If you want to make more dividends make more friends. Know your renters and you'll be armed with the right selling tools to present your property and a vacation experience tailored for the traveler on the other end of the phone, email and your website.
Other vacation rental owners are just looking at the opportunity to make a booking for the purpose of making some cash. Jay said to be able to stand out from the other property managers, travel agents and vacation rental owners you need to help people out. Help this person to have a fantastic vacation, be seriously concerned with what your customers need and are wanting to do, work from your heart and it will shine trough to your customers.
An example of how you can help your travelers plan a perfect vacation is by letting them know where there's a good place to eat. If you know about an event that's going on tell them about it. If you know where they can get coupons tell them about it. If you know where they can save money or what are the 5 best attractions to visit, tell them about it and they will love you for it, I promise my friend, they will.
Concern yourself with what the travelers wants and desires, help them plan a perfect trip and your gonna make more bookings.
