The 33-story tower will feature a total of 84 residences which will showcase breathtaking views of the Atlantic ocean and the surrounding areas. This will give the residents a feeling of being immersed in the opulence.
The standard units will be 2, 3 and 4 bedrooms, ranging from 2,890 sq feet to 4,305 sq feet. In addition, Chateau Beach Residences will offer 2 penthouses ranging from 8,500 s feet to 9,300 sq feet.
The price range starts from $1.3 million up to $3.7 million for 2 to 4 bedroom units. $17 million is the price tag for a single “Sky Villa” and $25 million for a single two-story top floor “Penthouse Villa”.
Manuel Grosskopf said that the project has attracted foreign buyers from Argentina, Brazil, Venezuela, Colombia and Russia. He added that 60 % of the units are already under contract.
Chateau is financing the project with large deposits from the unit buyers — a model that is being used by nearly all South Florida condominium developers in the current cycle, mainly because traditional bank financing is still not as easily available as before.
The required payment from buyers is structured as follows:
Reservation Agreement: $150,000
Purchase Agreement: 20 %
Pour floor: 20 %
Top off: 20 %
Closing: 30 %.
The estimated completion date is Fall 2014.
