N.J. Home Buyers Beware! Do Not Purchase That Vacant Property Before Site Investigation !

In the Last 10 years many contaminated residential & commercial properties have been allegedly remediated. Many unsuspecting buyers maybe purchasing pollution issues.

 
PRLog - Jan. 23, 2014 - EATONTOWN, N.J. -- Everyday new properties go on the market. If the site was contaminated at one time petroleum and chemical contamination may still exist. Recently a fuel distribution company was remediated and now a builder is offering new homes for sale on these lots. Although the remediation to clean-up was extensive, does the remediation meet New Jersey Department of Environmental Protections Residential Clean-up Standards. With the New NJDEP's Licensed Site Remdiation( LSRP) Program in effect, the NJDEP may not have reveiwed the case and relied on the LSRP to provide the Remedial Outcome Letter. The LSRP is typically employed by the remediaion or consulting company and may have a vested interest in the outcome of the project. Not all remediated properties have problems, but purchasing a property that has residual soil and ground water contamination could lead to future indoor air qulity problems from vapor intrusion. Vapor Intrusion Contamination has become such a large concern that the Environmental Protection Agency and New Jersey Department of Environmental Protection Agency has instituted regulations to protect the occupants of homes . To prevent future problems Environmental Systems recomends soil and ground water testing prior to property purchase especially if the sit ehas a history of contamination. Although there mybe a State " No Further Action" letter on the record all sites should be inspected to determine if the site meets the current clean-up regulations.  Contaminated sites that are 500-1000 feet away could impact the ground water in a spcific neighborhood.
