By: Behm Design Being able to stand and work underneath a vehicle is a real luxury for a hobbyist and a necessity for a professional mechanic. Automotive lifts have been in use since the beginning of automobiles. Service stations most commonly used very heavy duty, hydraulic, centered shaft lifts. Mechanically activated, non-permanent lifts of various configurations became increasingly available to hobbyists being more practical, portable and affordable than the heavy hydraulic installations. 12 ft. of vertical clearance - floor to ceiling is most commonly requested by customers. Behm Design has developed a group of garage plans having high ceiling areas with standard height side walls, as well as, full high ceiling with full height side walls. But Framed Walls Are Limited In Height A prescriptive limitation in the building code (IRC) requires that a bearing wall height may be a maximum of 10 ft. high, unsupported laterally. (sheathed walls suport the framing in the studs' short dimension but not in the long dimension, i.e. "2 x 4 studs") So our garage plans are designed to achieve the 12 ft. by roof shape and/or building the concrete or block foundation wall a couple of ft. higher above grade.
