If you price your home to sell in the right price range selling your home should be easy, right? The thing is you have to know the right price range and you cannot use your emotions about your house when you price it.
You made it special and all your own so someone is bound to appreciate that, right? It’s a valuable asset with all those personal touches, right? Well, not so much. All those “personal touches” may be great for you, but they don’t necessarily make the price of your home what you think it should be. So if you are selling, how can you come up with a realistic price range?
You love your home and how you made it yours, but now its time to sell. You think you know what its worth, but do you? How can you decide how to price your home? It’s not like you can be objective. If you ask the average person what they think their home is worth, they will overestimate it by at least 10 to 20%.

So how can you make sure you get it right? First, look objectively at the upgrades in your home. Sure you love them, but do they really enhance its value?

There are a few things you can do to get a realistic value to your home. First, you can check comparable listings for recent home sales. Search for homes in your neighborhood that are comparable in size, location and condition.   Then look at the photos. What do the improvements look like? What's the condition of that home? Another good idea would be to contact a Realtor and have them walk through your home. A reputable Realtor will give you an honest opinion on the value of your home and the improvements.  So what's the difference between an honest opinion and just an opinion of market value?  Simple, the difference is an answer based of the facts and not an answer based on what you want to hear.   Being very honest with you, I would say some if not most Realtor's you speak with are going to be tempted to overvalue your home.  The reason they would do that is first, they want to be nice and make you happy, the second reason is they want you to hire them and they want you to believe that they can get that price.  Quick question, how are you going to feel in 90 days when they ask to lower your price by 10% or worse yet, how are you going to feel in six months when your home hasn't sold?  Please watch my video, it will help explain how you actually end up netting less money when you overprice your home, when you price it for sale not to sell.
