PRLog -- Purchaing a commercial property in New Jersey can be a gamble especially if the proper " Due Dilligence is not completed. Recently a buyer of a commercial office building found out that not completing a environmental Phase II Investigation can be costly. The buyer found a nice commercial track with a 100,000 square foot office building. The building was in great condition and Environemntal Phase I was completed. No previous site history involving soil or ground water was identified and the bproperty was previously undeveloped land. Approximately 8 months after purchase the buyer was getting numerous indoor air quality related complaints. Upon completing a comprehensive Indoor Iar Quality Investigation it was detered that the problem was due to vapor intrusion of chemicals in the basement building. Futher investigation of the ground water below the property revealed a offsite source of gasoline from a former gas station property 1/2 mile from the site. Although the Environmental Phase I did not identify any historical onsite contamination, the buyer should have completed a Environemntal Phase II. Correction of the vapor intrusion property cost $ 90,000 to remediate the vapor intrusion problem..Environmental Systems a environmental company that provides Environmental Phase I and Phase II Investigation services can characterize a property proor to purchase.
