5 Ways to Know if You Need a New Roof

TAMPA, Fla. - Nov. 4, 2013 - PRLog -- Being a homeowner is can be one of the most rewarding achievements, it can also be one of the biggest drains on your wallet.  There is always something that needs to be repaired, fixed or replaced.  Fortunately, your roof may not be one of them.

Just because you have a leak, or damaged tiles, does not always mean that you are in need of a new roof.  Here are 5 ways you can tell if you need a new roof.

Extreme Leaks

One or two small leaks around the home, does not necessarily mean you need a new roof.   Sometimes, just replacing a few tiles is all that is needed.  If you cannot do this yourself, please make sure you hire a licensed roofing contractor to complete your job.  In Florida, only a licensed roofing contractor is allowed to walk on your roof.  If you have many leaks, then you will need to consider a roof replacement.

Wind or Hail Damage

If you’re fortunate enough, that a recent severe storm has blown through your neighborhood, and your home is still standing (not in water), then count your blessings!  Sometimes, damage can be repaired, if the damage is not extensive.  Not all extreme storm damage means your roof needs replacing, if however, a large hole is now in the middle of your roof, then you may want to consider a new roof.

Large Trees Nearby

If you have large trees whose limbs have been rubbing on your roof, then you may need to replace that particular area of your roof.  Tree limbs, that have been rubbing on your roof for many years, may have scraped through the protective material underneath your tiles.  If that is the case, then a partial or total roof replacement may be necessary.  Please keep in mind, that if you do have a large tree near your home, keep all limbs trimmed so that there are no limbs touching the roof of your home.

Years of Replacing Tiles

Many homeowners are apt to replace their own roofing tiles, as small leaks occur.  Other times, tiles are replaced by homeowners as they find tiles missing. In many cases, this type of tile replacement is fine.  However, if this practice continues over 5-10 years, it may be time to consider replacing your roof.  This is because even though the tiles themselves have been replaced, the protective material underneath the tiles may not have been replaced.  It is this protective material that keeps your roof from leaking.  The tiles protect this lining!

Protected Lining is Worn Out

Between the wood on your roof and the actual tiles that you can see from the street, is a protective lining.  This lining is ultimately what keeps rain and moisture from getting into your home.  Over time, this lining will wear out, and will need to be replaced.  Even if you have a 100 year guarantee on your roof, normally this guarantee is for the tiles – not for the lining.  The only way to effectively replace the lining on your roof is to take all the tiles off and start all over.

Many homeowners have asked us, if it is possible to salvage the tiles taken off.  Unfortunately, due to the nature of construction, it is not always possible to salvage enough tiles from the roof to complete a new installation.  It is always best to start with new tiles.

The morale of this article, is that if you are in the market for a new roof, and looking for great advice, the best advice that we can offer – is to pick a quality contractor who is licensed in the state that you live for roofing.  The next piece of advice, is to really understand what kind of lining is going under your tiles.  Similar to the padding under your carpet, the lining for a roofing job is very important.  Don’t skip that step!
