Gated communities trusted more in Islamabad and Karachi than in Lahore, reports Zameen

From the detailed interviews it was found that the popularity of the gated communities depended more on the tastes and threats related to the residents of the various cities. Where the conditions of law and order were considered rather sensitive, it was found that the prices and the popularity of gated communities were elevated. In cities where people accused the developers and builders for building inferior materials for the construction of houses, it was observed that the houses in gated communities were cheaper than those outside the gated communities.

According to Mr Irfan of Al- Karam Associates – Lahore, the houses in the gated communities were thoroughly useless as the builders did a very bad job in building them in order to save some money. He said that although there are about 25 gated communities but the prices of the houses outside the gated communities are higher because they are built from better quality materials as compared to the ones build by different builders inside the gated communities. He said that here were also few societies which had the gated communities within them and that left room for additional plots on which people can build their homes themselves and such places like the plots available in the property of Bahria Town Lahore are becoming increasing popular.

Mr Sakib of Aaliyaan Home – Islamabad was of the view that the residents of Islamabad feel more secured in gated communities as compared to the others because it gives them a sense of security and provide a respectable amount of privacy as well. Furthermore the gated communities are properly maintained and that’s adds another plus point to their popularity. He said that in Islamabad the prices of gated communities are 30 per cent more than the rest of the residential societies.

Mr Jawed of Estates Traders Karachi shared the views of Mr Sakib and said that the prices of Gated Communities are 25 per cent higher than the other societies and the reason of such high prices was the same sense of security which is a rare luxury in Karachi. He said that there are almost 15-20 gated communities in Karachi and all of them are equally popular. He said people crave for a secure environment and since not everyone can enter the gated community people have the liberty of taking a pleasant stroll in the evenings in the community park with their families.

It is due to the above mentioned reasons that gated communities get an irregular response from various cities of Pakistan. It was seen that the major reason of the popularity was the security provided in the gated communities.
