PRLog -- There are many bank owned commercial and residential properties. Typically these homes are in less than perfect condition and have little or no documentation regarding buried oil tanks or other environmental related issues. A home inspection or tank sweep maynot provide enough infromation regarding soil and ground water conditions. In some case leaking oil tanks have been removed without a permit and contaminated soil or ground water may be present. Contaminated soil and ground water can impact indoor air quality and cause inhabitants of the structure to suffer from mysterious illness that can often confused with allergies or mold exposure. Since most all these sales are " As Is" offsite contamination wil definitely not be covered by the seller. Since heating oil tanks are located close to property line the chance for heating oil contamination to travel accross property lines is great. Having cleanup a neighbors property can be expensive. Environmental Systems recomends a Ground Pentrating Radar Scan with soil borings and ground water sampling. Areas of possible contamination casused by improper motor oil disposal, improper disposal of construction debris, sink holes, old septic systems can be identified. Many bank owned homes also may have mold propblems and mold testing is also recomended. Identifcation of environmental issues prior to sale is important that after a " As IS" sale the buyer may have norecourse to hidden problems. Environmental Systems can custon tailor a sampling plan to fit almost any budget
