Is Renovating Your House A Better Option Than Moving With New Planning Laws Announced?

The new UK planning permitted development laws are set to come into force in May 2013. Is it now better to improve your home or endure the costs associated with moving home?

BROMLEY, U.K. - Sept. 30, 2013 - PRLog -- Moving home can cost on average £11,000 in the UK according to GE Home Money Lender by factoring in removal costs, stamp duty, solicitors or conveyancing fees, mortgage fees and surveying. That means for many it simply is not possible or worth moving home. That is why many homeowners in the UK have decided to improve their current home, especially with the stagnant property market.

The good news is there have been some governmental developments to make home renovations more interesting. Previously, you would need to get planning permission for single story rear extensions that were more than three meters for a semi-detached home and 4 meters for a detached property. Under these parameters it was known as permitted development which didn’t require the time and money to apply for planning permission.

Now, from 30th May 2013 to 30th May 2016 the size of permitted development has double to 6 meters for a semi detached house and 8 meters for a detached.

David Phillips of Craymanor Ltd, a specialist building company in Kent said:

“This is great news for homeowners who want the space that previously only moving would have given them. Now they can get their dream home without having to move. The money they spend on the extension will also increase the value of their home should they wish to sell later on”

There is a process to follow still as one would expect and that is where hiring companies like Craymanor can help.

Dave commented:

“We are fully versed with the latest planning laws and as such can make sure the process is followed to avoid falling foul and having problems later down the line. In essence, we know what a homeowner can and can’t do with the new laws”

As there is only a three year window for this new planning law it is wise to start thinking about it soon as the development will need to be finished by the end of the planning window.

There is some objection to this law, both in parliament and from homeowners who fear problems will arise between neighbours and politicians fearing it won’t have the desired effect on the economy. However, homeowners in the process of thinking about, or starting a rear single story extension or thinking of spending thousands just to move home then this could be great news.
